The Gift of A Home: Tips for Selling Your Home During the Holidays

In my last post, I spoke a little about the advantages of selling your home during the period of November 1 through December 31 (you can find that post here). Today, I’m going to give you some helpful hints to help your home sell faster and for your terms during the holiday season.

Tip #1: Hire A Realtor® Who Sells During the Holidays

Having an listing agent who is on your side, especially during the most busy time of the year, will save you time and money in the long run so you can continue to enjoy the most wonderful time of the year. During the Realtor® interview, it’s important to set realistic expectations for availability and to make sure they won’t be making like the ghost of Christmas past and disappearing when you need them the most.


Tip #2: Haul Out the Holly (And Trim the Hedges)

Curb appeal is still top priority to sell fast, and the holidays are no exception.  With the absence of flowers and foliage that comes with fall and winter, be sure to keep everything in tip-top shape.  That means keeping the lawn manicured (even if it is brown), and keeping the flower beds weeded and cut. Add a little greenery to the front porch and some holiday lights as well, and you have yourself a warm entry that will have the buyers flocking to put offers in your stocking! But don’t go overboard with the decor…the buyers have to get through the door!


Tip #3: Put Up the Tree

A lot of sellers ask if they should even bother decorating for the holidays while their house is listed.  My answer?  Yes! Why not?  Just because the house is listed doesn’t mean sellers should skip out on the traditions that make this time of year so great.  With everything though, comes some guidelines.  Don’t get too crazy with the decorations.  Keep the floor space uncluttered as much as possible so buyers can move through the house easily.  You want to showcase the space, not make it feel smaller.

Bonus Tip: If you can, have the photographer take photos before you decorate the house so buyers can visualize the house during the rest of the year.


Tip #4: Spread Some Holiday Cheer

Baby, it’s cold outside.  And nothing turns off a buyer faster than a cold, dark house.  To have your home stand out, set the heat to a cozy temperature, put on some soft music, turn on the lights, and set out a plate of cookies (Santa’s not the only one who likes holiday treats). This will invite the buyers to stay longer, fall in love, and make an offer.

Bonus Tip: Have some scented wax cubes melting around the house that mimic baking scents like pumpkin pie, cinnamon rolls, and sugar cookies.


Tip #5: Take Control of Your Schedule

The beauty of listing your home with a Realtor® is their ability to handle the paperwork, the showings, and communicating with the buyer and their agent for you, the seller. This frees up your schedule for shopping, entertaining, and visiting with family.  The most important thing to remember is that you are in control, and you have the final say when showings and inspections should occur.

Tip #6: Price to Sell Now Instead of After the New Year

Nothing puts a damper on the holly jolly quite like a house that sits…and sits…and sits. Instead of putting the house up with some “wiggle down room” which average sellers are apt to do, be ABOVE AVERAGE and price your house with some “wiggle up room.” Yes, I said it, wiggle up room.  That means less time on market and a higher potential for multiple offers and serious buyers.


Bonus Tip: Have a Holiday Open House

This was one of the most fun things I did last year for one of my listings.  I held a holiday open house, made hot cider, baked some treats, and hired a Santa!  The reception was great, potential buyers came, brought their families, and really set the house above the rest.  Give it a shot!  The first day the house is on the market, have a holiday open house. Invite the neighbors, get the word out, and not only are you spreading a little cheer, that buyer may walk in and fall in love!
